Large-scale mixed-use development project in Myanmar
selected as a "JCM Model Project" by Ministry of the Environment, Japan

"Yankin PPP Redevelopment Project" under development by Kajima Corporation in Yankin Township of Yangon City, the Republic of the Union of Myanmar, was selected as a "Joint Crediting Mechanism (JCM) Model Project" by Ministry of the Environment, Japan (MoEJ) to encourage sustainable urban developments in Myanmar.

The mixed-use redevelopment project consisting of an office building, a hotel, a long stay hotel, and retail facilities is invested and managed by Kajima Corporation with joint investment of "Japan Overseas Infrastructure Investment Corporation for Transport and Urban Development (JOIN)", and this is the first large-scale mixed-use development project selected as a “JCM Model Project” by MoEJ.

Selected Technologies : 1. high efficiency chiller
2. total heat exchanger for energy recovery air-conditioning system
3. heat pump boiler hot water system
4. CO controlled ventilation system in parking area

On top of the 4 technologies selected for the "JCM Model Project", following seven measures, which are planned to be introduced in the "Yankin PPP Redevelopment Project", are also expected to contribute to reduction of Greenhouse Gases (GHG) and regional activities. MoJE commented that they expect a synergetic effect created by the advanced environment-friendly technologies combined with the building design, which is inspired by the traditional green architecture of Myanmar:

1. Sunlight shading by eco-eaves installed on each floor of 3 towers
2. Natural ventilation in the long stay hotel, with opening slits on the façade, which functions as a full-building natural ventilation system
3. Reduction of air conditioning load by placing the retail block on the semi-underground
4. Relocation of the exiting bus stop on the front road to the in-site “Transportation Square” and provision of community bus services to ease the traffic congestion
5. Verification of wind effects in the area by wind tunnel experiment study and Computational Fluid Dynamics technology (CFD)
6. Adoption of low-emissivity insulating glasses
7. Provision of various "Gardens" and "Public Plazas" open to Yangon citizens

Kajima will continue to promote various initiatives to realize the “Model Project” of state-owned land development based on the Public Private Partnership (PPP) spirit with Myanmar Government, along with regional contribution programs including provision of i] educational facility for young children, ii] “one-stop service center” for public services, iii] “evacuation center” function with emergency food programs and disaster prevention drills in collaboration with the local disaster prevention authority.
