This project is located at the intersection of two major thoroughfares in central Sapporo, with many historic landmarks nearby. The urban renewal project was implemented under the theme of creating a new focal point in the heart of Hokkaido’s capital. The developer, city, and local stakeholders shared ideas so that several projects could be integrated into a larger plan. These included connection to an underground pedestrian space and conversion of Kita-Sanjo Avenue into a plaza. To increase the area’s value, it was important to connect various elements to create people-friendly spaces and maximize the location’s potential for tenants, while taking into account the building’s visual impact and restrictions vis-à-vis neighboring buildings. Lower level awnings, street cafés, an atrium, a viewing terrace, stores, and seamless flow from the underground mall contribute to the theme of connecting with the area’s existing features.
