Situated near Akebonobashi on the Kanda River—one of Tokyo’s best-known spots for cherry blossoms—Kajima carried out planning, design and construction for this fixed-term leasehold condominium project. The development emphasized the creation of a relaxed, riverside residential environment in a high-density location set one block back from the main thoroughfare. The plan included a new road, green space and walkway, and features Kajima’s unique seismic isolation box-frame construction system, which provides safety and security. The development is laid out in four blocks around a courtyard, with particular attention paid to orientation, harmonizing views and maintaining a comfortable scale. By varying the height, frontage and wall alignment of each block, the design groups together several relatively small-volume forms rather than one large, simple building. The courtyard and entrance lounge provide spaces for interaction among the residents against a river backdrop.
