The building site, at the base of a hill in Azabu, faces major traffic arteries to the south—including the Tokyo Metropolitan Expressway's Meguro line and Meiji Street—while the north side abuts a quiet residential area where some foreign embassies are located.
Offices on floors three to six on the high-traffic south side use air-flow windows to reduce heat and traffic noise. The full glass wall exterior serves as the building's facade, while the outside covered area adjacent to the entrance hall offers shade and protection from the elements for those waiting for a bus. Meanwhile, the north side of the building has a step-like design because sun-shadow zoning regulations limit building height. Rooftop gardens on these steps create an attractive green space with a different landscape at each level.
